**How do you handle fabric discoveries?**

All heritage contracts include a risk-weighted discovery allowance in the schedule. Anything outside that allowance is managed via the formal AI process under contract.

**Can you improve energy performance in a listed building?**

Yes. Using breathable insulation build-ups, careful M&E integration and sash window draft-proofing. Coordinated with the Conservation Officer throughout.
