## Overview

The majority of HXL's work is delivered in partnership with private residential architects. We are briefed as principal contractor under JCT Standard or Design & Build, treat your drawings as the specification (not a negotiating position), and deliver the scheme to programme and fixed price with a resident project team.

### 01. Drawings review & cost plan

Cost plan returned against your tender pack within 10 working days.

### 02. Contract negotiation

JCT form agreed, priced schedule locked, programme dated.

### 03. On site

Weekly reporting to architect and client. AIs tracked, valued and logged.

### 04. Practical completion

Snag-free handover, O&M pack, rectification-period response under contract.

## FAQ

**Which architects have you worked with?**

We work with London residential practices across private-home, development and heritage briefs. Named references available on request.

**Do you accept two-stage tender?**

Yes. Often preferable for complex schemes. We price the pre-construction services agreement and the build separately, with transparent open-book accounting.

**Can you novate?**

Yes, we accept novation on Design & Build contracts where a design team is novated from the client to the contractor at contract signing.
