The core of HXL's business. We act as principal contractor under JCT Standard or Design & Build across residential schemes from £500k to £5m+. Scheme types include ground-up new builds, full-house refurbishments, side and rear extensions, loft conversions, basements and multi-unit development. Delivered by a resident site team to a dated programme.

### 01. Mobilisation

Site compound, hoarding, welfare, CDM leadership appointed.

### 02. Substructure & shell

Groundworks, substructure, frame, envelope. Weekly programme tracked.

### 03. First and second fix

M&E rough-in, plastering, joinery, finishes. Site QS valuing weekly.

### 04. Completion

Snagging, commissioning, handover and O&M documentation pack.

**Fixed price or cost-plus?**

Fixed price as standard. Cost-plus considered on exceptional complexity (e.g. heritage discovery work).

**Typical programme?**

New-build detached home: 14 to 24 months. Full refurb with extension: 10 to 18 months. Loft + wrap-around: 6 to 10 months.
