HXL's planning team manages the council-facing side of a residential project. We work from your architect's drawings, prepare and lodge the submissions, coordinate statutory consultees, and manage the amendments and approvals through to decision. Your architect designs. We handle the council.

## Process

### 01. Review architect's drawings

We audit the scheme for policy fit and flag likely issues.

### 02. Pre-app (where appropriate)

For contentious schemes we recommend an LPA pre-app before full submission.

### 03. Submission & validation

Application pack lodged, validation managed, case officer liaison.

### 04. Through to decision

Amendments, consultations and determination managed to sign-off.

## FAQ

**Do you design the scheme?**

No. We work from drawings prepared by your appointed architect. If you haven't yet appointed one we can introduce from a vetted network.

**What authorities do you work with?**

We have live experience across Camden, Westminster, RBKC, Richmond upon Thames, Hillingdon, Harrow, Three Rivers, Buckinghamshire Council (Marlow, Beaconsfield, Gerrards Cross), Elmbridge and Runnymede.

**What if permission is refused?**

We handle the appeal process. Written representations, informal hearings or public inquiry as appropriate. In coordination with planning counsel.
