## Overview

On a turnkey scheme, HXL procures and coordinates all engineering disciplines required to deliver the build. Structural engineering, M&E, acoustic, sustainability and specialist consultants sit within our main contract, under single-point responsibility. You do not novate between firms at each stage. We hold the ring.

### 01. Scope discipline matrix

We confirm which consultants your scheme requires against the RIBA plan of work.

### 02. Procurement

We procure from our vetted network; client sees fees and scope before appointment.

### 03. Coordination

Weekly cross-discipline meetings, drawings issued as a single coordinated package.

### 04. On-site management

Consultant site visits, RFIs and sign-offs managed by the HXL team.

**What if we have our own engineer?**

Common. We novate the appointment or work alongside your retained engineer with defined interface responsibilities.

**How much do consultants cost?**

Typically 3 to 6% of build value across structural, M&E and acoustic, subject to scheme complexity. Basement and heritage schemes sit higher.
