Overview
Loft conversions are one of HXL's most-delivered scheme types. Hip-to-gable, dormer, mansard and L-shaped configurations across London and the Home Counties, delivered either as standalone projects or as part of a larger whole-house refurbishment under JCT Standard Building Contract. Structural engineering, Building Regulations, Party Wall awards and Part L compliance are coordinated in-house.

Feasibility & cost plan
Site visit, scheme assessment, planning route, fixed cost plan returned within 2 weeks.

Drawings & consents
Architect drawings, Building Regs Full Plans, Party Wall service if required.

On site
Steel install, structural opening, weatherproof envelope, first and second fix, interior finish.

Sign-off
Building Control completion certificate, Party Wall acknowledgements, 12-month workmanship warranty.

Typical standalone dormer: 12 to 16 weeks. Mansard or complex structural: 16 to 22 weeks. Within a whole-house programme it is sequenced with the rest of the works.
Yes. Many loft conversions fall under permitted development, but conservation areas, Article 4 streets and mansards usually require a planning application. We handle both routes in-house.
